By booking a stay at Isaiah Jones Homestead, you agree to the following terms and conditions.

1. Reservations & Booking

  • All reservations are subject to availability and confirmation.
  • A valid credit card is required at the time of booking to secure your reservation.
  • We accept direct bookings through our website, phone, or email.

2. Rates & Taxes

  • All rates are quoted in USD and are subject to change until the reservation is confirmed.
  • Rates include a full hot breakfast each morning for each registered guest.
  • Massachusetts state and local taxes and fees (currently 14.45%) will be added to the total.
  • Rates do not include gratuities.
  • Additional fees may apply for early check-in, late check-out, smoking violations, or other services (see sections below).

3. Minimum Stay Requirements

  • A 2-night minimum stay is required during high season (late May through mid-September).
  • A 3-night minimum stay is required on holiday weekends (Memorial Day, 4th of July, and Labor Day).

4. Payment Policy

  • A deposit of 50% of the total stay (including taxes) is required at the time of booking.
  • The remaining balance is due 30 days prior to arrival.
  • We accept Visa, MasterCard, American Express, and Discover.

5. Cancellation & Modification Policy

  • More than 30 days before arrival: Full refund of deposit (minus $50 processing fee). This excludes non-refundable rate.
  • 30–14 days before arrival: Deposit is non-refundable but may be applied to a future stay within 12 months (subject to availability and a $50 rebooking fee).
  • 14 days or less before arrival: No refund. Full amount is due.
  • Non-refundable rates (if selected): No changes or cancellations permitted.
  • We strongly recommend travel insurance.

Force Majeure: In the event of a hurricane, government-mandated closure, or other events beyond our control, we will work with you to reschedule or issue a credit.

6. Check-in & Check-out

  • Check-in: Self check-in is available starting at 3:00 PM.
  • Early arrivals (before 3:00 PM) will be charged the early check-in fee of $50 (subject to availability).
  • Check-out: 11:00 AM.
  • Late check-out may be available for an additional $50 (subject to availability).

7. Amenities

  • Complimentary high-speed Wi-Fi is available throughout the property.
  • Free on-site parking is provided.
  • EV chargers on site for registered guests

8. House Rules

  • No pets allowed on the property.
  • No smoking anywhere on the property. A $250 cleaning fee will be charged if smoking occurs.
  • Maximum occupancy per room is strictly enforced.
  • Quiet hours are from 10:00 PM to 8:00 AM.
  • Children under 12 must be supervised at all times.
  • No parties, events, or gatherings are permitted.
  • Respect the historic nature of the property — please do not move furniture or hang items on walls.
  • Guests are responsible for any damage beyond normal wear and tear.

9. Liability

  • Isaiah Jones Homestead is not responsible for loss, theft, or damage to personal property.
  • Guests assume all risk associated with use of the whirlpool tubs, fireplaces, and historic staircases.

10. Privacy

  • Your personal information is kept confidential and will never be sold. See our separate Privacy Policy for details.

11. Governing Law

  • These terms are governed by the laws of the Commonwealth of Massachusetts.

12. Changes to These Terms

Isaiah Jones Homestead reserves the right to modify or update these Terms & Conditions at any time without prior notice. The version in effect at the time of your booking will apply.
